Ever Wonder What a San Francisco Money Pit Looks Like?

June 20, 2017 by Shreyas Vijaykumar 1 Comment

On Sunday my friend Charles and I did a rapid-fire tour of 3 properties in the Pacific Heights / Presidio Heights neighborhoods. I’m going to write about 2980 California Street, because it was the main event of the afternoon. 2980 California Street is a 3,000 square foot Victorian on California Street, listed at $2,499,000, and … [Read more…]

Two More Home Sales

200 Lakeside Drive #803 (A First Look at the Oakland Market) sold for $1,318,000, I estimated $1,232,000 (-6.5%). I think this was a decent estimate. 434 Laurel Street (Estimating the TIC discount (part 1)) sold for $1,860,000, I estimated $1,293,300 (-30%). This is an interesting one – I noted in my post that a prior … [Read more…]

Thank you for all your guesses! We got 25 sale estimates for 1662 Union Street, the first ever attempt at a crowdsourced home sale price estimate that I know of. If you posted early you should go back and check out all the comments – some people shared a few sentences on their reasoning, which was … [Read more…]

Getting Outside the Core SF Neighborhoods

June 12, 2017 by Shreyas Vijaykumar 13 Comments

This past weekend I checked out six homes and many of them were worth a writeup but I wanted to highlight 71 Curtis Street because it presents an interesting case study for the value of a single family home in a San Francisco neighborhood that hasn’t gentrified yet. 71 Curtis Street is listed at $995,000. … [Read more…]

First Two Home Sales in the Books

June 9, 2017 by Shreyas Vijaykumar Leave a Comment

We have two completed homes sales to compare against their estimates! That’s the end of the good news! 88 Garden Street (Let’s Tour an Underpriced 2 bed, 2 bath) was the first home that I saw and it sold for $1,205,000 as compared to my estimate of $1,061,100 (-12%). Even as I made the estimate I noted that … [Read more…]

Act Like You Can Afford It

June 6, 2017 by Shreyas Vijaykumar 23 Comments

On Sunday my friend Sarah and I did an open home circuit, visiting four homes between $2.5m-$4m. The itinerary would have included a few homes in the < $1m range but our ambitious plan didn’t account for 20 minutes to find parking in Cow Hollow. All the time circling Union Street was worth it though, because … [Read more…]

Estimating the TIC discount (part 1)

June 3, 2017 by Shreyas Vijaykumar 3 Comments

434 Laurel Street is a full floor tenancy in common (TIC) in the desirable Presidio Heights neighborhood. And it looks great! But it’s also listed at $1,495,000 which intrigued me because it’s not large (I estimate 1,100 square feet) and the final price should include some sort of TIC discount. TICs are common throughout San … [Read more…]

About

Why do we buy and sell homes the way we do? How do we determine what a home is worth? I want to explore the space with fresh eyes and evaluate some ideas for how we could do things differently.
