434 Laurel Street (Estimating the TIC discount (part 1)) sold for $1,860,000, I estimated $1,293,300 (-30%). This is an interesting one – I noted in my post that a prior sale in the building suggested that this home would go for over $1.7m, which it did, but I still have a hard time reconciling this price given *what else* you can buy for $1.9m. Factoring in a 10% TIC discount this owner just paid nearly $1900 / square foot.
